Unlike most agents, we don't want to have a big list of properties. We want to have fewer properties so that our clients know without any doubt that we will be putting every effort into ensuring it sells. With over 40 years combined experience, our finger is on the pulse of the market at all times. Combining a significant number of industry contacts - whether estate agents, developers or our little black book - with valuable insider knowledge and research means that we take the legwork and the pain out of the entire property buying process.

Photographs, even when accompanied by floor plans and virtual tours, can be misleading and over-flattering. We won’t waste your time. We preview all properties so that our clients can be absolutely sure their requirements are met.

 

We will arrange a tour for you to see the shortlist of properties and continue this process until a suitable property is chosen. With direct local knowledge of most areas of London, we will be happy to accompany you on an orientation tour to an area with which you are unfamiliar.

 

To help you make the right decision, we compile comprehensive reports of all shortlisted properties. This includes details such as associated costs and rental yields if appropriate.

Negotiation

Even for the most hardened negotiators, emotions can sometimes cloud judgement. Whether buying for personal use or as an investment, it is essential to get the numbers right. We are there to ensure that you have as much of our expertise at your fingertips as you need.

 

Acting for you and your interests, we will negotiate on your behalf to ensure the very best outcome. We are tough when we need to be and give added weight to your position. The estate agent acting for the seller will be able to give assurance to their client as they have a long-standing relationship with us. They know that the advice and research we have given you means that you are much less likely to withdraw from the purchase during the sale.

 

We will manage the entire purchase, dealing with your solicitor and the estate agents throughout.

Marketing

Our approach to marketing your property is a fusion of fresh and traditional methods. Our contacts within the industry have been forged over our careers and has resulted in a thick black book of industry leading agents, brokers, relocation agents, sport and media managers, Chinese, Russian, Middle East and Far East and HNW advisors.

Some of our wealthiest buyers and tenants are under the age of 30 and the way they engage with social media platforms means that we must ensure that your property attracts these people. We tailor make videos for you, whether for longer virtual tours, or for shorter Instagram and Tik Tok teasers. We work with a number of social media influencers and we can share content, where appropriate, and always with your permission. We regularly receive requests to view property via LinkedIn and Instagram, and increasingly via TikTok.

Additional Services

Getting a purchase through to completion is a very time-consuming process, often taking in excess of three months. England has a very outdated legal process for purchasing a property and our legal contacts add comfort and crucially, time saving benefits, that can ensure a purchase succeeds.

 

If renting, we will manage the contract negotiations and references, as well as check to ensure the property meets all safety requirements.

 

We will inspect the property pre-completion and help with utility companies and all other home services associated with moving home or purchasing for investment - such as finance, insurance, surveys and conveyancing.

Personal Property Concierge Service

We offer a service that is tailor made to your requirements. We will do everything from managing your empty property, dealing with any issues or maintenance that is required, arranging access for contractors,  to stocking your fridge and preparing the property for your arrival. We can do anything that you need frankly, so when you discuss you requirements we will put together a quote for the bespoke service.

Lettings & Management Service

We offer a complete service from handling the initial lettings search, reference checks and contracts administration, as well as a full pre-tenancy and property management. We handle relocation searches and have regular meetings and events with London’s best relocation agents. We work with sport and media “fixers” who look after their clients housing and lifestyle requirements.
