Client money
Smith & Ericsson does not hold client money and has no client account.
Rent payments
Rent is paid by the tenant into a client account held by our independent client accounting firm, or directly to the landlord's own account where preferred. It is never paid to Smith & Ericsson.
Our independent client accounting firm is a member of the RICS Client Money Protection scheme. Protection for funds held by that firm is subject to the scheme's terms, limits and exclusions.
Where the accounting firm receives rent, it holds the funds and remits them to the landlord. Our fees are settled through the same landlord statement.
We monitor rent receipt on the due date and make first contact on arrears. Where the accounting firm receives rent, we review each landlord statement.
Private Homes
On Private Homes engagements, contractors and suppliers invoice the owner, or the owner's office, directly. We do not hold funds for these payments.
